Staging is a key in selling your home quickly and for the best possible price. Staging provides the buyer to see the home from a blank slate in its best light. Buyer’s are usually encouraged to focus more on the “bones” of the house rather than aesthetics. It can be more difficult for buyers to do so when there is excess clutter, personal items, and outdated furniture/features. From a seller’s perspective, there is a lot to gain in assisting the buyer to see the property for its truest potential through staging. 

De-personalizing - When staging a home, the goal is for prospective buyers to be able to envision themselves in the property. Seller’s should look to provide a blank canvas, so we recommend storing away family photos and any other personalized items such as toothbrushes on the bathroom counter, dishes stored away in cabinets, and childrens toys tucked into toy boxes. 

Deep Cleaning - Cleaning is essential when making a positive first impression to prospective buyers. Consider deep cleaning your appliances to give them a fresh look and don’t forget to clean any dust that has collected in commonly overlooked areas such as the AC vents or high shelving.

Decluttering - When decluttering try to put yourself in the buyer’s shoes and imagine what you would or would not like to see at an open house or a showing. Box up and store away any items you do not use on a regular basis.

Repairs - Leave any big repairs to be handled during the inspection process and contract negotiations, unless suggested otherwise by your Realtor. Consider small repairs such as caulking, paint touch-ups, spackling, etc. These small fixes are cost effective, easy, and make a big difference in photography, open houses, and showings.
